How a Broke Guy Made a Fortune with No Money Down Real Estate

Jack Reynolds was a quiet guy who had some ambition, but no real drive. I met him through my brother who introduced me when we were just getting going in our own endeavours in real estate.

My brother was selling jack insurance and they struck up a conversation about real estate and one thing led to another and I finally met this young guy.

Although he never did buy that insurance policy from my brother, he did go on to amass 2 million dollars in 14 months buying and selling real estate not long after our meeting.

Jack was an unemployed graphic designer. Well, not exactly, he did a course, and never did anything further. He had ambition but really had no idea about which way to turn or what to do with his life.

He instinctively knew that real estate would be something he would be interested in and felt becoming a real estate agent was beyond him. Nor did he want to work weekends and long hours.

My associates and I were just beginning to wind out our own plans at the time, so Jack happened to be at the right time at the right place. He got no financial help from us but he did learn a lot. We gave him advice freely based on the information we worked so hard to uncover for ourselves. He even taught us a few things near the end of our association with this young man.

What did I tell him about real estate that day that was the catalyst to his transformation?

Simple. I undid his programming about saving for a down payment and the need for a steady work history to qualify for bank finance to get involved in real estate. I helped him understand that having no money was not a barrier to trading in real estate. I also encouraged him on a personal level.

In short I validated his position. I made him realize that it was OK to be without immediate funds and still have dreams. I gave him self belief.
